Everything outside the building line, modeled as one thing rather than three. Grading surfaces, roadways, and earthwork in Civil 3D; hardscape, planting, and site amenities built onto those surfaces rather than drawn beside them; and the underground network - water, storm, sewer, and external fire-fighting mains - modeled with inverts and crossings resolved. Site work modeled next to the building instead of with it is where a surprising amount of field rework comes from.

Survey and intent review
Survey data, civil and landscape drawings, existing service records, and the coordinate system standard are confirmed first.

Surface modeling
Existing and proposed surfaces, roadways, and earthwork built in Civil 3D.

Hardscape and planting
Paving, walls, steps, amenities, and planting areas modeled onto the graded surfaces.

Utility network and crossings
Water, storm, sewer, and fire-fighting networks modeled with inverts and structures; crossings, clearances, and cover depths resolved.

Federation, QA/QC and handoff
The site model tied into the shared coordinate system and referenced into the federated model, with the coordinate basis documented.
